SYSTEMATIC PRECISION

Why Envirogyn's Structured Process Succeeds

Remediation without scientific rigor leads to cross-contamination, failed clearance, and wasted capital. Our standardized workflow delivers absolute certainty.

01 // VELOCITY

Save Time & Money

Our integrated process eliminates delays between consultants and contractors, getting you back to normal faster. Seamless communication and standardized data transfer eliminate days of administrative dead-time while respecting state statutory firewalls.

✓ ZERO CONTRACTOR-CONSULTANT FINGER-POINTING
02 // COMPLIANCE

Done Right the First Time

We follow strict state protocols (TDLR 16 TAC Chapter 78) and scientific standards (ANSI/IICRC S520) to ensure the mold is actually gone. We engineer hospital-grade critical containment barriers under negative pressure to prevent spore migration into clean building envelopes.

✓ RIGOROUS ANSI/IICRC S520 S-SERIES STANDARDS
03 // CERTAINTY

Eliminate Anxiety

Move on with your life knowing your environment is safe, verified by an official Certificate of Mold Damage Remediation (TDI Form MDR-1). You obtain statutory immunity against insurer discrimination under Texas Insurance Code § 544.303 and full real estate disclosure protection.

Our Mold 5 Step Process

The Envirogyn mold process eliminates the hassles, headaches, and disappointment associated with mold projects. From beginning to end, we coordinate everything: assessment, laboratory analysis, protocol specification, remediation execution, clearance testing, and official state certification.

We communicate with you through every phase to ensure there is zero ambiguity regarding timelines, containment boundaries, clearance criteria, or documentation filing. You are never left wondering what comes next.

OPERATIONAL TIMELINE

The 5 Detailed Operational Steps

Every mold project in Texas involving ≥ 25 contiguous square feet of visible mold is legally governed by the Texas Mold Assessment and Remediation Rules (16 TAC Chapter 78). Here is how each phase executes in the field.

01

Inspection and Preliminary Determination

PHASE I: DIAGNOSTICS

We begin with a comprehensive survey of your property. This includes visual inspection for moisture sources, psychrometric relative humidity tracking, thermal imaging moisture mapping, and collecting air or surface samples. These samples are analyzed in our accredited laboratory (TDLR LAB #1050) to determine the exact type, genus, and concentration of mold spores present.

Lead Authority: Licensed Mold Assessment Consultant (MAC)
Sampling Standards: ASTM D7391 Spore Trap / Bio-Tape Lift
Deliverable: Formal Laboratory Certificate of Analysis
02

Mold Remediation Protocol Design

PHASE II: LEGAL SCOPE

Before work begins, our licensed consultant drafts a legal document detailing the exact scope. This "Remediation Protocol" specifies the exact rooms and building components to be treated, quantities of materials to be removed, containment barriers required, personal protective equipment (PPE), and the precise clearance criteria required for project closeout. It is the mandatory statutory roadmap for success.

Statutory Rule: 16 TAC § 78.64 Assessment Protocol
Contractor Requirement: Remediation Work Plan (16 TAC § 78.66)
TDLR Notification: State notice filed ≥ 5 days prior to start
03

Remediation & Sanitization

PHASE III: ENGINEERING EXECUTION

The heavy lifting. A licensed remediation team establishes 6-mil polyethylene critical containment with negative air pressure (maintaining ≥ -0.02 inches of water column relative to unaffected areas) and HEPA air scrubbers. Contaminated porous drywall and insulation are bagged in airtight poly before transit. Framing is sanded, HEPA vacuumed, and treated with EPA-registered antimicrobial fungicides.

Lead Authority: Licensed Mold Remediation Contractor (MRC)
Air Exchange: ≥ 4.0 Air Changes/Hour (ACH) via HEPA AFDs
Standard of Care: ANSI/IICRC S520 Condition 1 Restoration
04

Post-Remediation Verification (Clearance)

PHASE IV: CLEARANCE VERIFICATION

For a remediation project to achieve legal clearance, the licensed Mold Assessment Consultant must conduct a post-remediation assessment before containment barriers are dismantled. This involves a rigorous visual inspection (verifying zero dust, debris, or visible fungal growth) and analytical clearance spore trap sampling. When they determine that your property has met all Protocol criteria, written clearance certification is delivered.

Statutory Rule: 16 TAC § 78.68 Post-Remediation Assessment
Clearance Standard: Air counts ≤ outdoor baseline • Zero marker spores
Containment Status: Remains fully sealed until analytical pass
05

Certificate of Mold Damage Remediation (CMDR)

PHASE V: LEGAL CERTIFICATION

Success! Within 10 days of passing clearance, the property owner receives the official Certificate of Mold Damage Remediation (TDI Form MDR-1). This document is signed by both the licensed remediation contractor and the independent assessment consultant, verifying that the remediation work complied with the Protocol and that the underlying moisture source has been remediated.

Official Form: Texas Department of Insurance Form MDR-1
Statutory Protection: Texas Insurance Code § 544.303 Immunity
Filing Deadline: Issued within 10 days of final clearance
Commercial Remediation Negative Pressure HEPA Filtration in Action
FIG 5.9B: ACTIVE NEGATIVE AIR AIR SCRUBBING IN CRITICAL CONTAINMENT HEPA 99.97% EFFICIENCY • 0.3 MICRON
